How soon can you start my project?
Project timelines vary depending on seasonal demand, weather conditions, and project size. We’ll provide an estimated schedule during your consultation and keep you informed throughout the process.
How long does a typical masonry project take?
Most residential repairs can be completed within a few days, while larger restoration or reconstruction projects may take one to two weeks or longer depending on complexity and weather.
Masonry Repairs
How do I know if my masonry needs repair?
How do I know if my masonry needs repair?
- Cracked or missing mortar
- Loose or damaged bricks
- Water leaks
- White staining (efflorescence)
- Bowing or leaning walls
- Interior moisture around masonry
- Chimney deterioration
Early repairs can often prevent more extensive structural damage.
Can damaged brick be repaired instead of replaced?
Often, yes. Whenever possible, we repair existing masonry while preserving its original appearance. If individual bricks are too damaged, we carefully replace only the affected areas and work to match the surrounding materials.
What is tuckpointing?
Tuckpointing is the process of removing deteriorated mortar from between bricks and replacing it with fresh mortar. This restores structural integrity, improves appearance, and helps protect masonry from water damage.
Chimneys
How often should my chimney be inspected?
We recommend having masonry chimneys inspected annually, particularly before the heating season. Routine inspections help identify minor issues before they become major repairs.
My chimney is leaking. Does it need to be rebuilt?
Not necessarily. Many chimney leaks result from deteriorated mortar joints, damaged flashing, cracked crowns, or failed sealants. We’ll determine the cause and recommend the most cost-effective repair.
Can you match my existing brick and mortar?
Yes. We carefully source matching brick and blend mortar colors to help repairs blend naturally with your existing masonry whenever possible.
Retaining Walls
Why is my retaining wall leaning?
Leaning retaining walls are commonly caused by poor drainage, hydrostatic pressure, inadequate footing design, or natural soil movement. Early repairs can often prevent complete failure.
Do retaining walls require drainage?
Yes. Proper drainage is essential for long-term performance and helps relieve pressure behind the wall.
Can you repair an existing retaining wall?
Absolutely. Depending on the condition, we may be able to stabilize, rebuild sections, improve drainage, or reconstruct the wall.
Maintenance
How can I extend the life of my masonry?
Regular inspections, prompt repairs, proper drainage, and maintaining mortar joints are the best ways to protect masonry from long-term deterioration.
Should masonry be sealed?
Not every masonry surface requires sealing. We evaluate each project individually and recommend breathable sealers only when appropriate for the material and conditions.
Is white staining on brick a problem?
White staining, called efflorescence, is caused by salts left behind as moisture evaporates from the masonry. While often cosmetic, persistent efflorescence can indicate an underlying moisture issue that should be addressed.
Hiring a Masonry Contractor
Are you licensed and insured?
Yes. JM Restorations is fully insured and committed to providing professional craftsmanship and dependable service.
Why should I repair masonry sooner rather than later?
Small masonry issues tend to worsen over time as water enters damaged areas. Addressing repairs early is usually more cost-effective than waiting until structural damage develops.
Do you work on historic masonry?
Yes. We have experience repairing and restoring older masonry while preserving the original character and craftsmanship of the structure whenever possible.
Do you offer warranties on your work?
Warranty coverage varies depending on the scope of work performed. We’ll explain any applicable workmanship warranties during your estimate.
